Affordable valuation services for your rural property or farm from Waikato's reliable local team

At Greenland Valuers, we pride ourselves in providing specialised farm and rural property valuations for clients across Waikato and the upper North Island. We have over a decade of experience, including insurance valuations, GST apportionment and IRD-requested valuation reports.

Our property valuation services are primarily designed for clients requiring mortgages or family-farm transactions, including subdividing a rural or lifestyle property for children or grandchildren. In these cases, it's essential to value the whole property as well as the section being sold to ensure a fair and equitable transaction. We also provide share-interest valuations for properties owned within a Trust.

Pastural Farms
Livestock farms are typical in the Waikato region. The value may be impacted by factors such as land quality and the presence of buildings or structures used for livestock care.

Mixed-use farms
These properties are used for a combination of farming activities, such as growing crops and raising livestock, so valuation requires a tailored approach.

We'll also consider additional factors, such as infrastructure, transportation routes, water availability, and other resources. As Hamilton locals, we know Waikato's farming industry best. Contact us today for an independent property valuation service.

Accurate GST apportionment valuations for rural properties

A GST apportionment assesses the portion of a property that is exempt from GST. These GST valuations are often required when a property is used for both commercial (financial gain) and residential purposes. The curtilage (household and surrounding land) is generally separated from the remainder of the land as it's used primarily for domestic purposes and is, therefore, GST-exempt.

GST valuations for rural farm properties can be complex and requires a thorough understanding of the valuation process. NZ's Inland Revenue Department (IRD) sets specific guidelines for farmers regarding GST valuations, including that a registered valuer carries out the service.

We have vast experience conducting GST apportionment valuations and will consider various factors, including soil type, land use, location, and the property's development potential. Contact us to discuss your options.
